Cornerstone Residences – House Rules & Guest Terms

At Cornerstone Residences, we strive to provide a comfortable, safe and premium environment for every guest. To ensure the highest standards across all our properties, we kindly ask all guests to follow the terms below. By booking with us, you agree to these conditions for the duration of your stay.

Smoking & Vaping

Smoking, vaping and the use of e-cigarettes are strictly prohibited inside the property. Guests may smoke only in the designated outdoor garden areas and must dispose of cigarette butts responsibly using the bins provided. If smoke odour is detected inside the property at checkout, a £100 deodorising and cleaning fee will apply.

Food & Drink

To protect our furnishings, carpets and linens, eating and drinking are not permitted in bedrooms or living areas. Guests must use the kitchen and designated dining areas for all meals and beverages. Any stains, spills or damage to beds, sofas, upholstery or flooring may result in additional cleaning or repair fees.

Noise & Neighbour Consideration

We ask all guests to respect the peace and privacy of our neighbours. Noise must be kept to a reasonable level at all times, and disruptive behaviour is not allowed. Parties, loud gatherings and high-volume music are not permitted unless you have obtained prior approval from a member of our team.

Events & Celebrations

We welcome certain celebrations and gatherings, but all events must be approved in advance by Cornerstone Residences. Fees may apply depending on the number of guests, services required or the nature of the event. Any unapproved event or celebration will result in a £1,000 penalty, along with any necessary cleaning and damage charges.

Commercial Use

Any form of commercial activity, including photography, filming, videography, branding shoots, content creation or business-related use of the property, requires advance approval. Additional fees may be charged depending on the scale and purpose of the activity. Unauthorised commercial use will result in penalties and additional charges.

General Conduct

Guests are expected to treat the property with care and respect at all times. Any damage, breakages or maintenance issues must be reported immediately. All guests must follow the agreed check-in and check-out times and ensure that occupancy limits are not exceeded. Children must be supervised at all times to ensure their safety and the protection of the property.

Damages & Cleaning

Guests are responsible for any damage caused during their stay. Additional cleaning fees may be applied where the property is left excessively dirty, where unauthorised smoking has taken place, where spills or stains are found, or where an unapproved event has taken place. All charges are handled fairly and transparently.

Activities Requiring Pre-Approval

Certain activities must be confirmed in advance, including events or celebrations, the presence of additional visitors, commercial photography or video production, business-related use of the property, and any request for extended stays or late check-outs. Guests must contact us in advance to request approval.

Compliance

Failure to comply with these terms may result in fines, additional charges, the immediate termination of the stay, and, where applicable, the withholding of deposits. Our aim is to maintain a high-standard environment for all guests while safeguarding the comfort of our neighbours and the integrity of our properties.
